Selling Your Los Feliz Home: How the Rooster Update Standard Keeps You Informed

by Brandon S. Arlington

Short answer

When you sell your Los Feliz home with Rooster Homes, you hear from us after every showing and every open house, from the day we list to the day we close. Each update tells you who came through, what they said, and what we are doing next. On top of that, you get a weekly progress update all the way through closing, and the paperwork starts moving the same day you sign. We call it the Rooster Update Standard.

Brandon Arlington is a Realtor® with Rooster Homes in Los Feliz, Los Angeles, helping homeowners sell with a clear plan and a real update after every showing. This article walks through what that looks like week by week, so you know exactly what to expect before you ever sign a listing agreement.

Key facts at a glance
  • Every showing: a real, specific update after each showing and open house.
  • Every week: a progress update through closing.
  • Day one: escrow, HOA documents and disclosures start moving within hours of signing.
  • Your call: you decide on price changes and offers with the facts in front of you.

What is the Rooster Update Standard?

It is a promise about communication, written down so you can hold us to it.

  • After every showing: a real, specific update. Who saw the home, what they said, and any questions they asked.
  • After every open house: how many groups came through, the feedback we heard, and any follow-up we are doing with buyers.
  • Every week: a progress update with the activity on your listing and what we recommend next.
  • Through closing: the updates keep going during escrow, all the way to the day the keys change hands.

The goal is simple. You should never have to call us to find out what is happening with your sale.

Why do updates matter so much when you sell?

Selling a home is a big decision, and for most Los Feliz homeowners it is also one of the largest financial moves they will make. While your home is on the market, you are living with showings, keeping the house ready, and making choices about price and timing.

Good decisions come from good information. When you know what buyers are saying after each showing, a pattern shows up fast. Maybe three buyers loved the kitchen and asked about the parking. Maybe everyone mentioned the same repair. That feedback tells us what to adjust in the marketing, what to fix before the next weekend, and whether the price is landing where it should.

Updates also take the guessing out of your week. You know where things stand, so you can focus on your next move.

What happens on the day you sign?

The work starts right away. Within hours of signing your listing agreement, we start moving the pieces that usually slow a sale down later:

  1. Escrow. We line up escrow early, so it is ready the moment you accept an offer.
  2. HOA documents. If your home is a condo or part of an HOA, we request the documents buyers will need, so they are ready when buyers ask.
  3. Disclosures. We get your seller disclosures started while the details are fresh, so they are done before the first offer arrives.

Starting these on day one means fewer surprises in escrow and a cleaner path to closing.

What does a showing update actually look like?

Here is an example of the kind of note you would get after a weekday showing:

"The buyers and their agent spent about 25 minutes inside. They loved the light in the living room and spent time in the backyard. Their questions were about the age of the roof and whether the garage fits two cars. Their agent said they are seeing two more homes this week and will decide by Sunday. Next step: we are sending the roof details to their agent today."

That is the standard: specific, useful, and tied to a next step. (This is an example to show the format, not a real client's showing.)

What is in the weekly update?

Once a week you get the bigger picture. We pull the activity on your listing from the places buyers are looking, including the MLS, Redfin, Zillow, Homes.com and any ads running for your home, and put it in one update.

You will see:

  • How many people viewed and saved your listing online
  • How many showings and open house visitors you had
  • The feedback themes from the week
  • What we recommend for the coming week, and why

When a decision needs to be made, such as a price adjustment or how to answer an offer, you make it with the facts in front of you. We explain the why behind every number so you can make the right call for your family.

How is a Los Feliz home marketed?

Every home is different, and so is every part of Los Feliz. A view home in Los Feliz Hills or Los Feliz Estates draws a different buyer than a condo in Los Feliz Village or a 1920s home in Franklin Hills, Laughlin Park or The Oaks. We build the plan around your home and the buyer most likely to love it.

A few pieces of the plan:

  • A 3D tour. We own and operate our own Matterport camera, so buyers can walk through your home online before they book a showing.
  • Pricing with the reasons shown. You see the recent sales and the reasoning behind the number, not only the number.
  • Open houses with follow-up. Every visitor gets a follow-up, and you get the feedback.
  • Your updates. The Rooster Update Standard runs through all of it.

What are the most common mistakes sellers make?

These come up again and again, and every one of them is avoidable with good information.

  1. Pricing from a feeling. A price based on what a neighbor's home sold for two years ago, or what you need to net, can leave your home sitting. Start with what buyers are paying now.
  2. Waiting to start the paperwork. Disclosures and HOA documents can take time. Starting them late can slow an escrow down.
  3. Skipping small repairs. If every buyer mentions the same issue, it usually costs more in price than it costs to fix.
  4. Not knowing what buyers are saying. Without showing feedback, it is hard to know whether to change the price, the presentation, or nothing at all.
  5. Choosing an agent without asking how they communicate. Ask every agent you interview: how often will I hear from you, and what will you tell me?

"His dedication showed in every interaction, making sure every detail was handled meticulously and keeping me informed and comfortable with each step of the process." (Nasim Tourkaman, Google review)

Helped me rent a Condo home in Playa del rey, Playa del rey, CA.

My best friend referred me to Sarah when my boyfriend and I were looking to relocate to California from New York City. Sarah is very friendly, responsive, and thoughtful. When we had our initial conversation about looking to rent, she was very transparent about taking the time to research which areas/neighborhoods that we would be interested in before seeing any of the listings. During our visit, she was available to show us some listings and I thought she really asked the right questions. She was also very on top of our requests like reaching out about pet deposit/fees and scheduling showings. She made us feel very taken care of too because we were new to renting and working with an agent. We did eventually find our home to rent with her help and she made sure to read through the rental agreement for any errors or mistakes. It was a smooth process and overall, we were very happy with our experience and highly recommend her!

Helped me rent a Apartment home in Alhambra, CA.

Sarah made apartment hunting so much fun and hassle-free! She was very responsive and supportive throughout the whole process. Sarah provides a wealth of knowledge in terms of comparative leasing comps, negotiating, and overall application progress. Lastly, I never met any other agent that emits as much genuineness and compassion as she. I highly recommend her as an agent for leasing or buying!
