What this means for a home here

What the rules do to a price

Four sets of City and state rules shape a sale in the Hills. We check each one for your lot before we set a number.

The slope sets the size

On a lot in the City's Hillside Area, a surveyed slope analysis sets how much home you may build.

Room to add on is part of a price here. We check your lot's hillside status before we talk about it.

The fire zone

All 46 homes sold here in the last 12 months sit in a Very High fire hazard zone on CAL FIRE's map.

LAFD requires brush within 200 feet of a home to be cut back and kept low. Buyers should get insurance quotes during the inspection period.

Landmark homes are reviewed

Exterior and interior changes to a City Historic-Cultural Monument go to the Cultural Heritage Commission for review.

Eighteen monuments stand on these streets. We read the designation before we price one.

The Mills Act can lower taxes

A monument may qualify for a Mills Act contract, which can lower property taxes. The term renews each year, so it always runs ten years ahead.

The contract passes to the next owner. Homes assessed at $1.5 million or less can apply for a new contract, unless the City grants an exemption. We check for one before you write an offer.

From City of Los Angeles, LAFD and CAL FIRE publications.Check the records for your own parcel before you rely on them.
