What this means for a home here

What the records do to a price

Four things in the records shape a sale in the towers. We check each one for your home before we set a number.

The dues are part of the price

Monthly dues on the homes listed now run from $1,090 to $1,397.

The listings name a pool, sauna and security among the building's amenities. We weigh each price with its dues before we talk numbers.

The fire zone

Both towers sit in a Very High fire hazard zone on CAL FIRE's map.

Ask for the association's insurance policy and get a quote for your own unit during the inspection period.

Plan and floor set the number

The last 12 sales ran from $657 to $986 per square foot.

Two homes with the same plan can sell far apart on floor, light and condition. We price yours against its own plan first.

Check the bedroom count

On 4 of the 12 sales, the MLS and the County record a different number of bedrooms.

Buyers notice the difference. We check which count the records support before your home is listed.

From the MLS, the LA County Assessor and CAL FIRE.Check the records for your own home before you rely on them.
