What this means for a home here

What the rules do to a price

The Owners Association's rules from 1963 still shape every sale on these streets.Four of them matter most when you buy or sell.

The city view stays clear

No home, wall or hedge may unreasonably block another lot's view of the city.

A view adds to a price here. So does proof that nothing can be built to take it away. We check both before we set a number. The middle house sits 117 feet above Los Feliz Boulevard.

Homes start at 2,500 square feet

Every home must be at least 2,500 square feet, with up to 300 off by written approval.

There are no small homes on these streets. A comparison with a cottage in Los Feliz Village is not a comparison. Every house on the County's records has at least 2,200 square feet. The middle one has 3,153.

Plans go to the committee

New building and changes need the Architectural Committee's written approval.

A City permit alone is not enough. Approvals in the file add value. A missing one becomes a question in escrow. 44 houses stand on lots with a recorded height limit.

The Association keeps the slopes

Owners are members and pay dues. The Association maintains the planted slopes and drainage.

Budget for the dues. Before you write an offer, read the Association's current rules and ask about any assessment. Dues ran $4,200 a year on a listing here in October 2026.

The Owners Association, at a glance

Dues

$4,200 a year on a listing as of October 2026, about $350 a month. The Association sets each year's dues by the first Monday in November. They are due January 2 and late after February 1.

Who runs it

The Los Feliz Estates Owners Association is a California nonprofit, and every owner is a member. Since 2000 it has also held the old Architectural Committee's powers.

What it keeps up

The planted slopes, the parkways along Los Feliz Boulevard, the graded cuts and the drainage. Owners do not have to plant and tend slope areas the Association keeps.

How plan review works

Owners send full plans, from grading to colors and plantings. If the Association does not answer within 30 days, the plans count as approved. Work finished a year ago counts as compliant unless a notice was recorded or a suit filed.

How the rules change

They renew on their own every 20 years, next in 2040. Owners of half the lots can change them at any time.

Everyday rules

Only For Sale or For Lease signs. Antennas stay out of sight unless approved. Service yards are screened, pets are household pets and homes are not used for business.

Before we list a home here, we pull the current dues, the rules and the approvals file.Buyers have them before they write an offer.

Which lots have a height limit

The CC&Rs give 50 listed lots a height limit, measured from each lot's lowest point.Pick a street to see them on the map.

Los Adornos Way to Los Encantos Way carry no listed height limit. The view rule still applies to every lot.
